Ordinance re-zones two vacant lots in city from Office to Neighborhood Commercial

Flag City LogoThe Millington Board of Mayor and Aldermen has passed an ordinance on final reading that re-zones property on Highway 51 from Office to Neighborhood Commercial.
Board members took the action during their June 16 meeting on a motion offered by Alderman Mike Caruthers and seconded by Alderman Chris Ford.
The motion was passed by six affirmative votes, with Alderman Frankie Dakin absent.
The ordinance was passed on first reading at the board’s May 9 regular monthly meeting.
It re-zones two parcels containing 0.362 acres on Highway 51 from O, Office, to B-1, Neighborhood Commercial district.
At its April 18 meeting, the Millington Planning Commission reviewed the re-zoning request and recommended that the board approve it.
Charles Goforth, planning consultant for the city, has noted that the two parcels are vacant lots on the east side of Highway 51 immediately south of the Bancorp South building.
He said properties in Millington that are zoned Office, especially on the highway, have “very little value” and are “not highly desirable,” because that classification is “so restricted” on how it can be used. But he noted that offices can also be located in Commercial districts.
Goforth has said the parcel owners originally requested B-2, General Commercial, which is a “higher classification.” But in “working with the neighbors,” he concluded that it is “more appropriate to transition” from the B-2 on the west side of the highway to the “lesser zoning” of B-1.
“It’s kind of a transition and buffer to the other neighborhood,” he noted. “But it allows the use of the property and gives a few more uses, even though it’s not wide open.”
